Bluegrass Condos For Sale, Everett, WA

Bluegrass has been a popular topic of conversation lately among first time condo buyers in Snohomish County.  It’s a 1990 built apartment complex, converted into condominiums in 2006.  While of course the prices are barely half what they were when they sold originally, the building quality and HOA remain in good condition, even through the crash and the recession.

There are a few floorplans in the gated community of Bluegrass including one, two, and three bedrooms.  Some units include detached garages and/or carports.  Some are upgraded with granite and stainless steel, while some are more basic finishes.

Some quick facts (2012 year to date):

  • Average price per square foot in Bluegrass is $85.20.
  • Average days on market is 111.  This figure is skewed way up because of a couple short sales.  When you exclude those, it’s 17 days on market.
  • Average sale price of a unit is $76,691.

 

Since Bluegrass is currently FHA approved, a minimum  down payment for the average price is only about $3000.  This would put you at right around an $800 monthly mortgage payment.  This is why Bluegrass has been such a popular choice for first time condo buyers. 

Another great thing about Bluegrass is that these close to everything condos will rent for about 20% more per month than the average payment, even with just 3.5% down.
