Even though they always had higher maintenance and were trying to avoid Special Assessment, you can’t outrun time, and by 2007 the need to do more than just preventive maintenance became obvious. The most expensive work for any condo-hotel or condo is concrete restoration.
They cut the balconies going 18′ inside the room, wield new metal, put new balconies. The glass sliders they had to remove are garbage and can’t be put back. Replacing them with up-to-code ones is alone running about $5K a unit.
This renovation could not come at a worse time. Owners struggled with maintenance and thousands of dollars extra in Special Assessments was very difficult to say the least.
Many owners defaulted and prices plunged to mid $10s. The lowest paid price was $15K, and there were several more for under $20K. At times it felt like they will not be able to pull it off, but like there is sun after a long dark night, they weathered all the adversity and came out stronger.
And, of course, prices are nowhere near those $15K or $18K.
So, how Hawaiian Inn is doing now? Well, now they are looking very good. The building changed colors. A lot of work has been completed, and it is a good physical shape. All glass doors/sliders
This is one of the most popular condo-hotels sitting on about 3 acre of oceanfront land with over 400′ along the Beach. Popular with all ages vacationers, including families with children. The pool deck is the center of life in the resort. Excellent grounds.

As of July 17, 2012 they occupy #53 spot on Trip Advisor. Interestingly, the responces are from great to terrible. Part of the reason, besides often wrong expectations, is that units are not uniformed, and you can have a good one and bad one being next to each other, and your experience greatly depends on the owner of the unit.
