The final walk through usually takes place the day before or the day of the closing. The Buyer and their Agent will “walk through” your home to make sure all looks in order. The expectation is that your home will be “broom clean” which means it has been swept and none of your items remain.
If a problem arose at this point, a discussion would take place to decide the best way to handle it. Many times the Attorney will do what is called a “holdback” which is usually a small amount of money held back from your proceeds to ensure you will take care of the issue and, therefore, the closing does not need to be held up. Once the issue is fixed the remainder of the money will be given back to you.
